Kelly & O’Callaghan Limited are providing full PQS and Project Management services throughout this project. We also provided a feasibility report for the bank. Client: Avoca Capital Description:We were employed to carry out all PQS services on this project. The project consists of a fit-out of a 15,000 sq. ft. shell and core office development on St. Stephens Green. Kelly and O’Callaghan were responsible for preparing budgets, preparing tender BOQ, Interim valuations on the main contractor and nominated sub-contractors, dealing with all variations and settling the final account. Client: Brendan Farrelly Limited Description: October 2003 - August 2005. This project consisted of the construction of 6 retail units and a 17000 square feet supermarket. It involved the demolition of the existing units with associated siteworks, including carpark. Kelly & O’Callaghan Limited was involved in preparing the Pre-Tender Cost Estimates, Bills of Quantities, Post-Contract Quantity Surveying- and Final Account works. This project was undertaken by private developers, and was rushed to site for tax purposes and as such the design was not finalised. It was important in the context of the project that we tried to remain inside the contingency. Although this was difficult we managed to complete the project very close to this target. Client: Goldman Securities Description: 24/02/05 - 30/03/06. Five office and retail units as part of an apartment development in Navan are being constructed. Kelly & O’Callaghan Limited were Monitoring Surveyors, performing the full Project Management function, including preparing the Cost Plan, the Bills of Quantities, Tender Analysis, Final Account and Site Meetings.
